These terms apply to this website and to the radon testing, system installation, fan replacement and repair work carried out by Radon Mitigation York, 805 E Prospect St, York, PA 17403. The quote or work authorization you sign may add further terms for your property. Where the two conflict, the signed document governs that particular job.

Radon Mitigation York is a PA DEP-certified radon mitigation firm (PA DEP Cert #3241) at 805 E Prospect St, York, PA 17403. Our own crew tests, installs and services every system.

1. What the website content is

The guides, FAQs, price ranges and tips published here are general information. None of it is a radon measurement, medical advice, structural advice or a promise of any particular outcome. Radon levels shift with the foundation, the soil, the weather, the season, the ventilation and how the house gets used. Only a real test, a site assessment and an approved written scope define the work itself.

2. Radon tests, assessments, and quotes

A radon test result rests on the conditions it was run under, which includes keeping the house closed and leaving the monitor alone. An assessment covers only what we can safely reach on the day we visit. Finished walls and ceilings, blocked crawl spaces and attics we cannot get into all limit what anyone can see. Each quote carries its own expiry date, assumptions, exclusions and change order process.

3. What we need from you

• Accurate contact and property details, plus any radon results you already hold.
• Lawful access, along with any owner, tenant, HOA or property manager approval.
• A heads up about pets, sensitive occupants, known hazards and earlier radon systems.
• Closed-house conditions during testing, and the preparation steps we send you.
• The fan left powered and the sump lid left sealed once the system is in.

4. Scheduling and changes

Arrival windows move around with traffic, weather, roof safety and whatever the job before yours turns into. Please give us reasonable notice if you need to reschedule. Charges for a late cancellation, missed access, specialty equipment or a second trip apply only where the quote or service agreement spelled them out beforehand.

5. System design and installation

Where the suction points go, which fan gets used, how the pipe runs and where it discharges all follow from the assessment and the communication testing, and all of it is agreed in writing. Conditions we uncover mid-install, such as poor suction spread under the slab, hidden obstructions or electrical faults, may call for a change order that you approve before we carry on.

6. Payment

Prices, deposits, accepted payment methods and due dates all appear in the approved service document. Balances you are not disputing fall due exactly as written there. Anything outside the agreed scope needs your approval before it ever reaches an invoice.

7. Guarantees and limits

A radon reduction guarantee exists only where it is written down. It covers the system listed, the period stated, the property named and the conditions set out in the agreement, such as leaving the fan running and the system unaltered. The fan itself carries its own manufacturer warranty on top of that.

No radon contractor can promise one exact level under every condition forever. Renovations, new additions, foundation work, a fan someone unplugged and seals that got opened can all move the number. What we owe you is the work and the remedies written into your agreement, subject to the law that applies.

8. Property conditions and other trades

Existing wear, hidden defects, water coming in, damaged wiring, roof problems and structural issues can all call for an electrician, plumber, roofer, waterproofing contractor, engineer or another licensed professional. We are not responsible for conditions that sit outside the approved radon scope.

9. Consent to be contacted

Message and data rates may apply. Consent is not required to buy anything or to use this site: you can call us instead. Reply STOP to any text, or tell us, to opt out.

10. Website ownership and outside links

The original text, illustrations, layout and brand materials on this site are owned by or licensed to us. Read them freely for your own purposes. Do not republish them as some other company's content. Links out are references only, and every destination operates under its own terms. Our privacy policy explains how information sent through this site is handled.

11. Liability and disputes

So far as state law permits, liability connected to any service is limited by your signed agreement and by the law that applies to it. Before filing a formal claim, contact us with the property address, the date of service, what went wrong and the remedy you are looking for. That gives us a fair chance to inspect the work and respond.

12. Governing law

These terms are governed by Pennsylvania law, without regard to its conflict-of-law rules. Should any part of this page prove unenforceable, that part is narrowed only as far as necessary and everything else stays in force.
